The ADU will be built off site.

Site will be prepped for the foundation, plumbing, and electrical.

The ADU will be delivered and placed on the foundation. Plumbing and electrical will be connected.

Pricing

To keep everything simple and transparent all materials and subcontractors costs will not have any markup. The goal is to find good subcontractors at a good price. Then my general contracting fee will be invoiced once the work is complete.

Build Quality

The ADU will be built to modular certification building code. Modular certified homes follow Residential IRC codes. Modular homes are built in a factory offsite. Building in a factory speeds up the construction time, efficiency, and cost.

Has all of your basic needs

Even though these are tiny homes, the kitchen, living, bedrooms, and bath can all have separate spaces.

Kitchen

Kitchen will have space for a sink, stove, fridge, and cabinets. Materials and other optional items can be added during the design process.

Optional loft

Can be used as an additional bedroom or storage.
